Boiler Servicing

Why Annual Boiler Servicing Matters — And Why It Should Always Be a Gas Safe Engineer

15 July 2026 · Highfield Plumbing & Heating Ltd

Most people only think about their boiler when it stops working — usually on the coldest morning of the year. But a boiler is the one appliance in your home that heats your water, warms every room, and burns gas to do it. When it's neglected, the consequences aren't just an inconvenient breakdown. They can be expensive, and in the worst cases, dangerous.

An annual boiler service is the single cheapest way to avoid all of that. Here's exactly why it matters, and why the person carrying it out should always be on the Gas Safe Register.

What actually happens during a boiler service

A proper service is more than a quick glance and a sticker. When our engineers service a boiler across South Shields and the wider North East, we check the whole system: the gas pressure and flow, the flue and combustion readings, the seals and electrical connections, and the internal components for wear or corrosion. We clean the key parts, test that the safety devices are working as they should, and make sure the boiler is burning cleanly and efficiently.

That combination of checks is what turns a service from a formality into genuine peace of mind.

The four reasons servicing really matters

1. Safety — and carbon monoxide

This is the one that matters most. A poorly maintained gas boiler can leak carbon monoxide, a gas you cannot see, smell or taste. It's responsible for serious illness and, tragically, deaths in the UK every year. A service checks the combustion and flue to make sure the boiler is burning safely and venting properly. It's a small appointment that protects your whole household.

2. Lower energy bills

A boiler that hasn't been serviced has to work harder to produce the same heat. Sludge in the system, a dirty burner or incorrect gas pressure all quietly push your running costs up. A serviced boiler runs efficiently, which means you're not paying to heat your home twice over. Over a winter, those savings often cover the cost of the service itself.

3. Keeping your warranty valid

This is the one most homeowners don't realise until it's too late. Nearly every boiler manufacturer — Worcester Bosch, Vaillant, Baxi, ATAG — requires an annual service by a registered engineer as a condition of the warranty. Miss a service, and you can find that the 5, 7 or 10-year guarantee you paid for is void exactly when you need it. Staying on top of servicing protects that cover.

4. Catching problems before they become breakdowns

A worn part spotted in autumn is a five-minute fix. The same part left until it fails in January is an emergency call-out, no heating, and a much bigger bill. Servicing lets us catch the small things early, which is why the households that book a service every year are the ones who rarely have a mid-winter breakdown.

Why it must be a Gas Safe registered engineer

Here's the part that isn't optional. By law, any engineer who works on gas appliances in the UK must be on the Gas Safe Register. It replaced the old CORGI scheme in 2009 and is the only official register for gas engineers. If someone isn't on it, they are not legally allowed to touch your boiler — full stop.

Using an unregistered person to save a few pounds is a false economy and a real risk. You have no guarantee the work is safe, no guarantee it meets current Gas Safety (Installation and Use) Regulations, and no recourse if something goes wrong. Poorly fitted or badly serviced gas work is one of the most common causes of leaks and carbon monoxide incidents.

Checking is simple. A genuine engineer carries a Gas Safe ID card showing their photo, their licence number and exactly which types of gas work they're qualified for. You can verify any registration number on the official Gas Safe Register website. We're always happy for customers to check ours.

At Highfield, every one of our engineers is Gas Safe registered, and we're accredited installers for Worcester Bosch, Vaillant and Baxi — so services, repairs and warranty work are all carried out to manufacturer standard.

Landlords: your legal duty

If you rent out a property, this isn't just good practice — it's the law. Landlords must have every gas appliance checked every 12 months by a Gas Safe engineer and provide tenants with a Landlord Gas Safety Record (CP12). Skipping it can invalidate your insurance and leaves you legally exposed. We carry out CP12 certificates for private landlords and social housing providers right across the North East.

How often should you service your boiler?

Once a year is the standard, and it's what almost every manufacturer requires to keep your warranty valid. Autumn is the ideal time — it means any issues are sorted before the heating goes on for winter, rather than discovered when it fails. If your boiler is older or under heavy use, an annual service becomes even more important.

Frequently asked questions

How long does a boiler service take?

A standard service usually takes around 30 to 60 minutes, depending on the boiler and whether anything needs attention.

How much does a boiler service cost?

It's one of the most affordable jobs on your home — and far cheaper than an emergency repair or a void warranty. Get in touch for a straightforward quote with no hidden extras.

Does a service really keep my warranty valid?

Yes. Most manufacturers make an annual service by a registered engineer a condition of the guarantee. Keep your service records safe — you may need to show them for a warranty claim.

Can I service my own boiler?

No. Only a Gas Safe registered engineer can legally work on a gas boiler. It's about safety as much as the law.
