But a boiler is the one appliance in your home that heats your water, warms every room, and burns gas to do it. When it's neglected, the consequences aren't just an inconvenient breakdown. They can be expensive, and in the worst cases, dangerous.

An annual boiler service is the single cheapest way to avoid all of that. Here's exactly why it matters, and why the person carrying it out should always be on the Gas Safe Register.

What actually happens during a boiler service

A proper service is more than a quick glance and a sticker. 1. Safety — and carbon monoxide

This is the one that matters most. A poorly maintained gas boiler can leak carbon monoxide, a gas you cannot see, smell or taste. It's responsible for serious illness and, tragically, deaths in the UK every year. A service checks the combustion and flue to make sure the boiler is burning safely and venting properly. It's a small appointment that protects your whole household.

A boiler that hasn't been serviced has to work harder to produce the same heat. Sludge in the system, a dirty burner or incorrect gas pressure all quietly push your running costs up. 3. Keeping your warranty valid

This is the one most homeowners don't realise until it's too late. Nearly every boiler manufacturer — Worcester Bosch, Vaillant, Baxi, ATAG — requires an annual service by a registered engineer as a condition of the warranty. Why it must be a Gas Safe registered engineer

Here's the part that isn't optional. By law, any engineer who works on gas appliances in the UK must be on the Gas Safe Register. It replaced the old CORGI scheme in 2009 and is the only official register for gas engineers. If someone isn't on it, they are not legally allowed to touch your boiler — full stop.

Using an unregistered person to save a few pounds is a false economy and a real risk. You have no guarantee the work is safe, no guarantee it meets current Gas Safety (Installation and Use) Regulations, and no recourse if something goes wrong. Poorly fitted or badly serviced gas work is one of the most common causes of leaks and carbon monoxide incidents.

Landlords must have every gas appliance checked every 12 months by a Gas Safe engineer and provide tenants with a Landlord Gas Safety Record (CP12).
